Most agreements here are the same downloaded template with a few numbers changed. The template is not the problem. The blanks are.
Lock-in versus notice
These are different things and people confuse them constantly. A six-month lock-in means you pay for six months even if you leave in two. A two-month notice means you tell them two months before you go.
Painting and repairs
Look for a fixed painting deduction. If it says 'as decided by the owner', that number will be decided when you ask for your deposit back.
Ask for both numbers in writing before you pay a token.
